New Port Richey, FL — Regency Square Shopping Center, a 121,000-square-foot neighborhood retail center situated on 13.49 acres along Little Road in New Port Richey, Florida, has been sold for $15,000,000.

Michael Cleeman of Cleeman Realty represented the seller in the transaction.

At the time of sale, the property was 93% occupied and anchored by a Winn-Dixie supermarket, which is scheduled to convert to an ALDI in 2026 under a long-term lease. The center also features a strong lineup of national and regional co-tenants, including Pet Supplies Plus, Family Dollar, and Planet Fitness, providing a stable and diversified income stream.

The seller completed the sale as part of a strategic effort to redeploy capital into another asset, while the purchaser was attracted by the long-term ALDI anchor, the strength of the co-tenancy, and the center’s location along a primary retail corridor in the market.

“Regency Square presented a compelling investment opportunity due to its strong occupancy, national tenant mix, and the upcoming conversion to ALDI,” said Michael Cleeman of Cleeman Realty. “This transaction continues Cleeman Realty Group’s strong track record and nationwide success in the sale of grocery-anchored shopping centers.”

The sale underscores sustained investor demand for well-located, grocery-anchored retail assets in Florida and across growing secondary markets nationwide.
